Delray Beach's direct-oceanfront condo stock is small — a handful of named buildings, most of them from the 1980s, with two newer boutiques at the top of the market. The names to know are Ocean Delray, 1625 Ocean, Ocean Place, Tropic Bay and Tierra Verde, and they differ from each other far more than their views do.
The short list, honestly
Portals mash every oceanfront listing into one search, which is useless when you are choosing a building. In Delray the direct-on-the-sand set is essentially five names, and each one is a different product: a nineteen-residence boutique, a modern tower, and a layer of well-kept 1980s buildings that price below the new stock for reasons that have nothing to do with the view.
The two boutiques at the top
Ocean Delray is the newest definition of oceanfront luxury in town — nineteen residences in total, fifteen condos and four villas, on a site with more than two hundred feet of private shoreline. Private-access elevators, contemporary construction, and the level of service a building that size can actually deliver. Resales are rare here, which is itself a market signal: when one arrives, the buyer pool for it is already waiting.
1625 Ocean is the other recent build — by most counts, these two are the only oceanfront condominiums delivered in Delray in a generation. Where Ocean Delray is intimate, 1625 Ocean reads closer to a modern tower: full-floor feel, glass, and the finish level buyers tour the 1980s buildings before appreciating. If your mental image of "Delray oceanfront" comes from a magazine, it is one of these two.
What the 1980s buildings are
Ocean Place leads this tier — built in the early 1980s and still one of the addresses people name when they say "Delray oceanfront." Tropic Bay and Tierra Verde round out the established set. In these buildings you are buying the sand under the building and the view over it, plus a floor plan that predates open-concept living, at a price that reflects all three.
The trade is not condition — several of these buildings have been maintained and renovated seriously. The trade is trajectory: an older building's carrying cost now includes what its reserve study says about the next ten years, and that number moves. Which brings me to the part most buyers skip.
Why the building's age is now a financing question
Florida's milestone-inspection and reserve-study rules changed what it means to buy into a condo building of a certain age. For oceanfront buildings — salt air, concrete, and a repair cycle that never stops — the reserve report and any special-assessment history matter more than the renovation photos. A fairly priced unit in a building with fully funded reserves is a different asset class from a beautifully staged one in a building with a deferred structural conversation. This is not a reason to avoid the 1980s tier; it is the reason to read its paperwork before you fall in love with the balcony.
The Pineapple Grove footnote
Buyers who want the walkable Delray life without oceanfront pricing should also know a non-oceanfront name: Pineapple Grove, the district just north of downtown. No sand, but the Avenue's restaurants and galleries at your doorstep, at a carrying cost the beach buildings cannot approach. Different product, same town — worth keeping on the list if the "oceanfront" requirement is really a "Delray lifestyle" requirement.
How I shortlist for a buyer
Band first, then building era, then floor. A buyer at the top of the market tours Ocean Delray and 1625 Ocean and decides between two philosophies of new. A buyer in the 1980s tier chooses between condition, reserves, and rental policy — three buildings can sit within a few blocks and answer those three questions completely differently. Pet policy, minimum lease terms, and what the building's insurance renewal did last year are the next three questions, in that order.
