What is it like to live in Delray Beach?
Delray Beach is a walkable beach town built around Atlantic Avenue, where restaurants and galleries run from the Intracoastal to the sand. Housing spans 1920s bungalows in the historic districts, canal homes with dockage, and oceanfront property east of A1A.
Where Delray Beach actually differs, block to block.
Downtown & Atlantic Avenue
The reason most people choose Delray. Walkability to the Avenue carries a premium, and so does being far enough off it to sleep.
Lake Ida & the historic districts
Older, larger lots and mature tree canopy. Renovation quality varies enormously street to street, which is where most of the pricing disagreement happens.
Tropic Isle & the canal streets
Dockage and direct Intracoastal access. Whether a fixed bridge sits between you and the ocean changes both the boat you can keep and the value of the house.
The beach district, east of A1A
The smallest and least available segment. Turnover is low and much of it trades quietly.
What actually moves the number here.
These are the variables I check before giving anyone a price on a Delray Beach property. None of them appear in an automated estimate.

A mile in either direction changes the price more than an extra bedroom does. Read the guides to Delray Beach real estate, Boca Raton real estate and Highland Beach real estate side by side.
