Boca Raton is larger and more suburban than Delray Beach, organised around the Mizner Park downtown, a long public beach, and a ring of gated golf and country-club communities inland. The architecture leans strongly Mediterranean revival.
Where Boca Raton actually differs, block to block.
East Boca
Between Federal Highway and the ocean. The most walkable part of the city and the part that behaves least like a suburb.
Gated waterfront communities
Deep-water dockage and controlled access. Membership structures and what they oblige you to spend annually differ sharply between them.
Golf and country-club communities
Inland, and often where the most house per dollar sits. The question is always what the membership actually costs and whether it is mandatory.
Downtown and Mizner-area condominiums
Lock-and-leave living within walking distance of dinner. Building age, reserve funding and assessment history matter more than the finishes.

Get a Boca Raton valuation- East or west of Federal Highway
- Gated versus non-gated, and what the HOA actually covers
- Whether club membership is mandatory, and its current cost
- Deep-water access and bridge clearance
- For condominiums: reserve studies, milestone inspections and any open special assessment
