What is your home actually worth?
Not an automated estimate. I read the comparables on your street myself — what sold, what did not, and why — and send you a written valuation within 24 hours. There is no obligation to list.
- A person, not an algorithm Automated tools cannot see a renovation, an exposure or a bridge clearance. Those are exactly what move the number here.
- The comparables you can check You get the actual addresses behind the range, not a number with no working.
- An honest answer, including "not yet" If this is the wrong moment to sell your house, I would rather tell you that.
Request your valuation
Three quick steps. Takes about forty seconds.
A number, and the working behind it.
A realistic range, not a single figure
Anyone can name one number. A range with the reasoning tells you where you have room and where you do not.
The comparables, by address
What recently sold near you, what it sold for, and which ones are genuinely comparable to your house rather than merely nearby.
What would move it
The handful of things worth doing before listing, and the ones that will not return what they cost.
The market reads a price cut.
A house listed correctly gets its strongest attention in the first two weeks. One priced hopefully spends that attention, then negotiates from a weaker position with a price-drop history attached to it. Getting the opening number right is the cheapest thing you will do in the whole sale.
The questions sellers actually ask
What does the valuation cost?
Nothing, and there is no obligation to list. It is better to have an accurate number and decide not to sell than to list at the wrong price.
Why not just use an online estimate?
Automated estimates work from public records. They cannot see that you renovated, which way the house faces, what your dock can take, or that the comparable two streets over backs onto a road. On this coast those are most of the difference.
Will I be put on a mailing list?
No. You will get your valuation and a note asking whether you want to talk. If you say no, that is the end of it.
How quickly will I hear back?
Within 24 hours. If the property is unusual and the comparables need more work, I will tell you that rather than rush a number.
Knowing the real number costs you nothing and changes every decision that follows it — including the decision to stay put.
