What Kings Point actually is

A self-contained active-adult city on Delray's western side. The housing is condos and villa townhomes — no single-family tract — arranged across a dozen-plus named subdivisions, each with its own character, condition range, and fee structure. That subdivision layer is the single most important thing out-of-town buyers miss: "Kings Point" is not one product, it is a portfolio of them sharing a gate and a lifestyle.

The amenity set, honestly

Two golf courses. Two community restaurants. A 1,200-seat theatre that books real entertainment. More than fifty clubs covering the predictable to the obscure. The amenities are the reason people buy, and they are genuinely operational at a scale few communities can fund. What the brochures do not say is that you will use perhaps three of those fifty clubs — so decide which three, and check they actually meet, before the amenity list sells you a unit you do not need.

The villa-townhome versus condo decision

Condo living here is the lock-and-leave product: one floor, exterior and grounds handled, and a monthly fee that covers most of the structure's life. Villa townhomes trade some of that for a front door, a patch of garden, and usually a garage — with more of the building envelope in your own hands. The price gap between the two is usually smaller than the lifestyle gap, so choose the life first.

The reserve-study conversation you must have

Kings Point's scale cuts both ways. Big associations amortize big costs well — but they also carry big structural obligations, and Florida's milestone-inspection and reserve rules now surface those whether the board wants them surfaced or not. Before you offer on any unit here: request the latest reserve study for that building, the special-assessment history, and what the monthly fee includes. In a community this size those answers are routine to produce, and a seller or agent who cannot produce them quickly is telling you something.

Who Kings Point suits — and who it does not

It suits buyers who want the full resort calendar at the lowest entry price in Delray's 55+ market, and who are realistic that a 7,200-home community has 7,200-home rhythms: traffic at clubhouse hours, popular facilities that need booking, neighbours who are extremely well organized. It does not suit buyers seeking quiet or boutique. Those buyers belong in Rainberry Bay, and I tell them so.

How resale works here

Liquidity is Kings Point's quiet advantage. In a normal year, a large, steady stream of homes turns over, which means real comparable sales data on every floor plan, in every subdivision, in every condition. That cuts both ways on pricing: your resale will find a buyer, and so will the three units competing with it that week. Price to the subdivision's actual closings, not to the boldest active listing.
