What Toscana is

Three towers on Highland Beach's oceanfront, sized like private estates stacked vertically: residences from about 1,900 square feet to penthouse plans past 5,000, finished and serviced accordingly. The setting is the town's whole geography in one address — Atlantic out the east windows, the Intracoastal and the mainland lights out the west — which is why floor and exposure do more pricing work here than in almost any building I cover.

Why Highland Beach is a condo town

Highland Beach is a barrier-island municipality roughly one road wide, almost entirely built as condominium. There is no downtown to speak of and no land left — which produces the market's defining features: a limited, stable set of buildings; a premium on the newest and largest stock; and buyers who choose the building first and the unit second. Toscana sits at the top of that choice list, and the building's name does work in resale that a comparable no-name tower cannot.

Ocean side, Intracoastal side — inside one building

The town's basic question — ocean side or Intracoastal side of A1A — Toscana answers with "both," by height. Lower floors trade toward the Intracoastal view and its sunsets; high floors east buy the full Atlantic horizon. Neither is the wrong answer, but they are different products at resale, and the price gap between them moves with the floor. Decide which view you actually live with — morning people and evening people answer differently — before you compare units.

The paperwork that matters in a building this age and size

Every Florida oceanfront high-rise now lives under the milestone-inspection and reserve-study regime, and in a tower with this much concrete exposure the reserve report is the second price tag. Request the latest milestone inspection result, the reserve study, the special-assessment history, and the building's insurance renewal story before you offer. A well-run building hands these over quickly; hesitation is information.

What life at Toscana is actually like

The resort layer — private beach access, the pool deck, the service level a building with full-time staff can carry — is the daily experience. The town around it is deliberately quiet: no Atlantic Avenue scene, no restaurant strip, just the island's own pace with Delray's downtown and Boca's everything a short drive in each direction. Buyers who want resort amenities plus walkable nightlife should be honest with themselves — the joy of Highland Beach is that it is not that.

How I'd shop it

Same-floor, opposite-exposure comparisons first — the building's own price ladder between east and west will tell you what the market here values, and where your own preference is cheap or expensive. Then read the reserves before the finishes. The finish level of an individual unit is the most fixable thing about it; the association's balance sheet is the least.
